Questions about land verification
How do I verify land in Abuja?
Start with a search at the Abuja Geographic Information Systems (AGIS), which keeps the land records for the Federal Capital Territory. The search shows whether the title is in the records, who holds it and whether it has been revoked, mortgaged or caveated. A full check also compares the survey plan with the records, visits the plot and looks for court cases about the land.
What documents should I send for land verification?
Send what you have: the C of O or Right of Occupancy, the survey plan, any allocation letter or deed of assignment, the seller's name and the plot number or location. If you have only some of these, send them anyway and we will tell you what else is needed.
Is an area council allocation the same as a C of O?
No. Some land in the satellite towns of the FCT is held on papers issued by an area council rather than a Certificate of Occupancy from the FCT Minister. Such papers may need regularisation with AGIS before the title is secure. A search shows what the records hold, so check before you pay.
Can I verify land in Abuja from abroad?
Yes. You send the details and documents online, we carry out the search and the site visit, and you receive photos, a short video and a written report. You do not need to travel or visit the land first.
What happens if the search finds a problem?
The report explains what was found, such as a revoked title, government acquisition, a mortgage, a caveat or an earlier sale, and what you can do next. Often the safest step is not to pay until the problem is resolved.
